Where these prices come from

The ranges are rounded from two national cost guides, read on 28 October 2026: the Fantastic Services bed bug treatment cost guide (updated 30 September 2026, VAT included, the "Rest of UK" column) and the Checkatrade bed bug treatment cost guide (updated May 2026). Neither publishes a North East or Newcastle figure, so treat them as national guides.

We also checked the Newcastle City Council pest control page. It lists bed bugs only as "to be agreed with YHN", the council's housing service, and gives no public price. That is why there is no council column here, unlike in some other cities.

We do not set prices and we do not take payment. The technician we introduce gives you a fixed price after seeing the home.

Cost questions

How much is bed bug treatment in Newcastle?

As a guide, a spray course runs from £280 to £550 for a one-bed flat to £360 to £750 for a three-bed house. Heat is £700 to £1,100 and £1,000 to £1,700 for the same homes. The figures are national; no cost guide publishes a North East rate.

Is there a cheaper council option?

Not for most households. Newcastle City Council's pest control page lists bed bugs only as a job agreed with its housing service, for council homes, and shows no public price. Its listed price for other insects such as fleas and wasps is £68.40. Council tenants should ask their housing office; everyone else should check with the council or their landlord.

Why do two quotes for the same flat differ so much?

Firms price on the method, the number of visits, whether steam and a follow-up are included, and how far the bugs have spread. A low price can mean one visit only. Ask each firm the same questions before comparing.

What pushes the price up?

Bugs in several rooms, a big or crowded home, upholstered sofas and divan beds, choosing heat, and an infestation left for months. An upper Tyneside flat or a top-floor flat with no lift can add time.

Are these prices with VAT?

The figures include VAT where the source says so. Some small firms are not VAT registered and may come in lower. Check whether VAT is included before you compare.

Is a single cheap visit worth it?

Usually not for a spray treatment. Eggs hatch after the first visit, so a course of two or three visits is normal. Heat is the exception, as it is meant to kill eggs in one go.
